BBVA Leads Fibra Next’s IPO, Marking the Revival of Mexico’s Equity Market

BBVA acted as Sole Global Coordinator in the IPO of Fibra Next, a 100% industrial REIT backed by E-Group and Fibra Uno, which made its debut on the Mexican Stock Exchange on July 23, 2025. This landmark transaction — the first local IPO in seven years — raised MXN 8 billion, marking a pivotal moment for public investment appetite in Mexico. CBFIs were priced at MXN 100.00 per unit.

The offering, executed simultaneously through a public tranche in Mexico and a private placement abroad, will channel capital into the industrial real estate sector and e-commerce growth. The deal sends a strong positive signal to markets, reinforcing investor confidence and reigniting momentum in Mexico’s capital markets.

Fibra Next is a real estate investment trust focused on the acquisition, development, and management of Class-A industrial properties across Mexico. Its initial portfolio comprises nine properties concentrated in logistics and manufacturing, totaling 537,000 square meters of Gross Leasable Area (GLA), with a 100% occupancy rate.
