On March 31, Fibra MTY completed the second and last portion of its offering of preferred CBFIs, in which BBVA and Actinver acted as financial advisors

 

The gross amount of the rights offering was MXN 6,824,875,126.80, equivalent to 559,415,994 CBFIs. Including the proceeds of the follow-on offering of September 2022, which BBVA also participated, Fibra MTY has been able to raise more than USD 545 million in the last 7 months.

 

The net proceeds were applied in their entirety to the acquisition of the Zeus portfolio. On March 29th, Fibra MTY closed on the purchase of this industrial portfolio, made up of 46 industrial buildings located in 11 states of Mexico, with a gross leasable area (GLA) of 822,052 m2, along with land bank totaling approximately 882,723 square meters, for a total price of USD 662.0 million, plus VAT, other taxes, costs and closing expenses.

 

The acquisition of the Zeus portfolio will increase the GLA of Fibra MTY’s portfolio of investment properties from 818,864 m2 reported at the close of 2022 to more than 1,640,000 m2, and from 60 buildings to 106.  The occupancy rate of the aggregate portfolio is estimated at more than 95.0% of the GLA, compared to 90.9% reported by Fibra MTY at the close of 2022.
